St. John’s Shopping Centre, Liverpool

Hark, working in Partnership with Infrared Capital Partners, is the Asset and Development Manager for St. John's Shopping Centre in Liverpool, which was acquired in April 2012. Hark is also working closely with Liverpool City Council as it looks to bring forward a number of key projects for the scheme.

St. John's Centre comprises 540,000 sq. ft. of retail in the centre of Liverpool. The scheme has over 100 retail units on two floors, including Aldi, Argos, Home Bargains, JD Sports, New Look, Poundland, Wilkinson's, a Market Hall, 625 space car park, and Europe's largest media wall. The centre sits in a prominent city centre with strategic transport links to Lime Street train station and next to the Bus Station.

The centre has undergone a dramatic change since IRCP/Hark's involvement. Taking the scheme from an underperforming and underinvested secondary shopping centre, to a successful, convenience lead shopping destination.

Key highlights since ownership include

• Completed refurbishment programme focusing on the food court, entrances, malls and WC's
• Retained strong occupancy at 98% let
• Successful refurbishment of the 625 space car park. Currently seeing a 3% increase in usage YTD
• Creation of Europe's largest full motion digital advertising screen which supports Liverpool City Council on cultural, sporting and anniversary events
• Sale of 139 bedroom Holiday Inn

Hark is continuing to work closely with Liverpool County Council as the shopping centre forms a key part of the council's 'Gateway' regeneration plans.
